These terms apply to anyone using this website and the booking service it offers. Please read them before sending a request.

What this service is

Mold Removal Westchester County is a booking and referral service. It takes requests from owners, renters, buyers and sellers of property in Westchester County, New York, and arranges separately licensed New York contractors for mold assessment, mold remediation and water damage drying. Arranging the work is the whole of our role.

We are not a mold assessment contractor and we are not a mold remediation contractor, and nothing on this site should be read as saying otherwise. We do not inspect, test, remove, dry or clear anything ourselves. The contractor you are booked with does the work, holds the license and insurance that work requires, sets the price and signs its own agreement with you.

Why we say that so plainly

Section 931 of the New York Labor Law makes it unlawful to carry out mold assessment or mold remediation on a project without a license of that type, and equally unlawful to advertise or hold yourself out as a mold assessment or remediation contractor without one. Section 930 treats work on an area greater than ten square feet as a project. This site describes the licensed work so you can decide what you need; it does not offer to do it.

Two licenses, two firms

Section 936 of the Labor Law provides that no licensee may perform both the mold assessment and the mold remediation on the same property, and that no person may own an interest in both of those licensees. So when a job needs both, you will deal with two unconnected companies. Where this site uses the words licensed and insured, it is describing the contractor who takes the job, not this service. You can confirm any contractor's license yourself through the New York State Department of Labor's public Licensed Mold Contractors Search Tool, and complaints about mold work go to the Department of Labor.

Section 933 exempts a residential owner working on their own property from licensing. If the job is yours to do and you choose to do it, nothing here obliges you to book anyone.

Prices

This site does not quote prices, and nothing on it is an estimate. The price for a job is the one the contractor gives you in writing after seeing the property. Where a page repeats a dollar figure from a public source, such as a loss estimate from the county's hazard mitigation plan or a total from FEMA's flood claims records, it is reported as that source states it and is not a price, a rate or a range for any work.

Water categories and the trade standard

Pages on this site refer to the ANSI/IICRC S500 standard for water damage restoration and its water categories. That standard is a trade document, not a law. The category of water in any particular house is decided by the professional who inspects it, not by this site, and we never tell anyone in advance what category their water was.

Public figures on these pages

Figures about flooding, buildings and housing come from named public sources: the 2021 Westchester County Countywide Hazard Mitigation Plan, FEMA's National Flood Insurance Program claims records, the American Community Survey and federal and state agency guidance. The county plan's building counts are modeled estimates, the FEMA figures are as of the date given on the page, and Census figures are survey estimates with margins of error. None of them says whether a particular street, address or building floods, and we make no such claim. Nothing on this site says the county, a town or a utility has fixed, funded or completed flood work.

Government agencies

This site is not connected with Westchester County, any city, town or village in it, or any state or federal agency. The Westchester County Department of Health says it does not handle residential mold complaints and directs them to the local building department. Where a page describes what an agency does, it is a summary of that agency's own published material, and the agency's own words govern.

Information, not advice

The pages here explain how mold and water jobs tend to work in this county. They are general information, not legal, medical, insurance or engineering advice, and they are no substitute for an inspection of your property. For a question about health, ask a doctor. For a question about a lease, a sale or an insurance claim, ask the relevant professional.

Limits of our responsibility

We take care in choosing the contractors we book, but the work, its quality, its timing and its price are matters between you and the contractor. To the extent the law allows, we are not liable for the acts or omissions of a contractor, for loss arising from work we did not perform, or for decisions you make based on general information on this site. Nothing in these terms limits any right you have that cannot lawfully be limited.

Using the site

Use the request form for genuine requests about a property you own, occupy or are buying or selling. Do not submit someone else's details without their permission, send automated submissions, or try to interfere with how the site runs.

Law and changes

These terms are governed by the laws of the State of New York. We may revise them, and the version on this page when you send a request is the one that applies to it.
